Commercial EPC questions
- What is a commercial EPC?
- A commercial EPC — also called a non-domestic EPC — rates the energy efficiency of a building that is not a dwelling, such as an office, shop, restaurant or warehouse. It is produced with the non-domestic methodology rather than the RdSAP used for homes.
- When is one required?
- Whenever a commercial property is sold or let, and for most new builds and major refurbishments. Landlords of commercial property in England and Wales must also meet the minimum energy efficiency standard of band E to let, unless a valid exemption is registered.
- How long is a commercial EPC valid?
- Ten years from lodgement, unless the building changes materially.
- Is it the same as a Display Energy Certificate?
- No. A DEC shows actual measured energy use for larger public buildings, while an EPC rates the building's asset performance. They serve different legal duties.
- How is a commercial EPC priced?
- By floor area in square metres, because larger and more complex premises take longer to survey and model. You will see the tiers here when the service opens.
